Country Place Plano — Facility Rental Agreement

This Facility Rental Agreement ("Agreement") is entered into between Country Place Plano, Inc. ("HOA") and the undersigned member ("Member") for the use of the Treehouse Clubhouse ("Facility").

1. Rental Terms

The Member agrees to use the Facility solely for the purpose of a private event. The Facility must be vacated and cleaned by the end of the reserved time slot. The Member is responsible for all guests and their conduct during the rental period.

2. Security Deposit

A refundable security deposit is required and will be collected at the time of booking. The deposit will be refunded within 7 business days following the event, less any deductions for damages, missing items, or excessive cleaning. The HOA reserves the right to withhold part or all of the deposit if the Facility is not returned in acceptable condition.

3. Cancellation Policy

Cancellations made more than 14 days prior to the rental date will receive a full refund of the rental fee and deposit. Cancellations made 7–14 days prior will receive a 50% refund of the rental fee and a full deposit refund. Cancellations made less than 7 days prior are non-refundable.

4. Rules & Responsibilities

• Maximum occupancy of 50 persons must not be exceeded.

• No smoking inside the Facility.

• Music and noise must comply with City of Plano noise ordinances and must end by 10:00 PM.

• The Member is responsible for trash removal and general cleanup.

• No decorations may be affixed to walls, ceilings, or fixtures with nails, tacks, or tape that may cause damage.

• The Member assumes full liability for any injury or damage occurring during the rental period.

5. Indemnification

The Member agrees to indemnify and hold harmless Country Place Plano, Inc., its officers, directors, employees, and agents from any and all claims, damages, losses, and expenses arising from the Member's use of the Facility.
