Charge
The Architecture Committee was formed in Article X, Section 2(d) of the Country Place By-Laws. As described the committee’s charge is “to review and approve all plans proposed to be utilized on constructions in the development.” The Declaration of Covenants and Restrictions along with the Amended Deed Restrictions further outline the responsibilities of the Architectural Committee. These documents clearly charge the committee with structures within Country Place.
Structures Considered
Structures are built elements with emphasis on physical makeup with respect to material and design. These would include building, fence, house or wall. The committee also looks at exterior additions, changes and alterations. If you are looking at a new front patio, fence, retaining wall, shed, drastic color changes, carports, etc. you will need architectural approval.
Approval Process
You must submit two sets of plans with specifications showing the nature, kind, shape, height, materials and location for the structure or alteration of. The committee must approve or disapprove such design within 15 days after plans are submitted. If the committee fails to provide such notice, the design will be deemed approved. One copy will be returned to you with the committee endorsement while the other copy will be retained by the committee.
The committee with look at several issues as described in the by-laws and accompanying documents to determine approval. Conformity and harmony with external design is the only subjective issues. Objective issues include material, location and height. Material must be 66% of brick, brick veneer, stucco, stucco veneer, stone or stone veneer. Outhouses (defined as structures such as garages, carports, sheds or any other similar buildings) may not be closer to the street than the main residence. There are also limitations to structures closer than eight feet to the inside property line. Buildings may not be larger than two stories in height.
You will be informed in writing as the result of the committee’s findings.
